Requirements & Procedures

NEW MEMBERSHIP REGISTRATION

Complete the registration form online.
The required supporting documents to be uploaded include:

  • The Company’s Deed of Establishment in the form of a Legal Entity or Business Entity and ratification from the Ministry of Law and Human Rights. For companies in the form of a Sole Proprietorship, a Statement of Establishment and a Certificate of Sole Proprietorship Establishment from the Ministry of Law and Human Rights must be attached.
  • The Company’s Tax Identification Number (NPWP).
  • Business Identification Number (NIB) issued by the Investment Coordinating Board (BKPM) with KBLI code 68200 – Real Estate Based on Fee or Contract.
  • List of the Company’s Board of Commissioners and Directors, including their respective fields (Company Organizational Structure).
  • Recommendation letter from one (1) DPD/DPC regional official or one (1) DPP official if the DPD is not yet established (form downloadable on AREBI’s website).
  • Recommendation letter from one (1) active AREBI member (form downloadable on AREBI’s website).
  • A statement from the company’s owner agreeing to adhere to the Articles of Association, Bylaws, Code of Ethics, and other organizational regulations (form downloadable on AREBI’s website).
  • Commission distribution system for marketing.
  • Owner’s ID (KTP).
  • Office photos.
  • Half-body color photo of the representative in AREBI.

 

MEMBERSHIP RENEWAL

Complete the re-registration form online.
The required supporting documents to be uploaded include:

  • The Company’s Amendment Deed for Legal or Business Entities and ratification from the Ministry of Law and Human Rights (if any changes occurred).
  • Updated list of the Company’s Board of Commissioners and Directors, including their respective fields (Company Organizational Structure) (if any changes occurred).
  • Owner’s ID (KTP) (if any changes occurred).
  • Business Identification Number (NIB) issued by BKPM with KBLI code 68200 – Real Estate Based on Fee or Contract.
  • A statement from the company’s owner (if any changes occurred) agreeing to adhere to the Articles of Association, Bylaws, Code of Ethics, and other organizational regulations (form downloadable on AREBI’s website).
  • Updated commission distribution system for marketing (if any changes occurred).
  • Updated office photos (if any changes occurred).
  • Updated half-body color photo of the representative in AREBI (if any changes occurred).

 

PROPERTY PROMOTION (ADVERTISEMENT) RULES FOR AREBI MEMBERS IN BALI

AREBI members posting ads in newspapers, full-page ads, or other promotional media, including social media ads, must include their AREBI membership number, NIB, and AREBI logo as specified in the Organizational Attributes guidelines and Color Guide.

Other key requirements:

  • Stick the AREBI logo sticker on the office front, displaying the membership number and NIB.
  • Do not post online or offline ads that display commission splits.
  • Avoid ads that demean, criticize, or insult other agents, property brokers, or offices.
  • Refrain from ads with promises or offers not based on factual data.
  • Do not use listing photos from other AREBI members or offices without permission.

 

Banner Placement Rules:

  • Do not cover, move, remove, or damage existing banners without the property owner or agent’s approval.
  • Do not put up banners labeled “For Sale” or “For Rent” without listing the property.
  • Ensure banners and “For Sale/Open House” signs comply with local regulations.

 

PROPERTY BROKER RECRUITMENT RULES IN BALI

Property Broker Recruitment Procedures for AREBI Members in Bali:

  • Avoid poaching marketing agents or brokers still employed by other companies.
  • Recruitment must not involve broadcast messages targeting brokers from other AREBI member offices.
  • Recruitment through general announcements in print, social media, or other media should comply with AREBI’s code of ethics.
  • Employing foreign nationals as agents or brokers requires relevant permits.
  • Members must educate their brokers on AREBI’s Code of Ethics.

 

STANDARD TRANSACTION COMMISSIONS IN BALI

  • 5% commission for buying/selling transactions.
  • 8% commission for leasing transactions.
  • Recommended gross commission split: 50% to marketing agents for balanced competition and stability in the property intermediary business.

 

CO-BROKING AND REFERRAL RULES IN BALI

  • In co-broking transactions, listing offices cannot prospect buyers, and selling offices cannot prospect owners.
  • Referral transactions require the referring office to provide contact information for the recipient office to handle the deal.
  • Sales order forms and receipts must be issued by the listing or referral recipient office.

 

AREBI MEMBERSHIP REQUIREMENTS IN BALI

  • Operational offices must be owned or rented for at least one year; virtual offices are prohibited.
  • Changes in office location, management, or principal must be reported to DPD AREBI Bali.
  • Members must have at least two certified professionals in property brokerage.
  • Members with additional business activities must ensure they don’t conflict with property transactions.
  • Members must comply with the Articles of Association, Bylaws, and Ethics of AREBI Indonesia and AREBI Bali.

These rules aim to maintain professionalism and a conducive business environment in Bali’s property sector.
